Can You Sell Your House Before Foreclosure?
Yes. You can sell any time until the foreclosure sale happens.
A sale pays off the loan and ends the foreclosure. We help homeowners sell your house fast in any situation, and this one is the most urgent.
- Loan, missed payments and fees paid at closing
- No completed foreclosure on your credit
- Your remaining equity stays with you
Selling After a Notice of Default or Intent to Foreclose
This is the best time to sell. You usually have weeks or months before a sale date, which protects the most equity.
Selling After a Sale Date Is Set
You can still sell, but closing must happen before that date. We can close in as little as 3 days.

How Foreclosure Works in Maryland, Virginia and DC
Three different systems, three very different clocks. Virginia moves fastest, Maryland goes through the court, and DC requires mediation first.
| Maryland | Virginia | Washington DC | |
|---|---|---|---|
| Process | Court-supervised | Non-judicial trustee sale | Mediation, or DC Superior Court |
| First notice | Notice of Intent, 45+ days before filing | Notice of sale, 60+ days before the sale | Notice of Default with mediation forms |
| Mediation | Yes, request within 25 days | No state program | Yes, for owner-occupants |
| After the sale | Court must ratify | No right to buy back | Sale is final |
Federal rules generally block foreclosure until you are 120+ days behind. Minimum timelines only.
Maryland: Notice of Intent, Order to Docket and Mediation
The court process and mediation add time, which helps if you want to sell your house fast in Maryland.
Virginia: Non-Judicial Trustee Sale
No court and no buy-back, so if you need to sell your house fast in Virginia, start at the first notice.
Washington DC: Notice of Default and Mediation
Mediation usually gives you time to sell your house fast in Washington DC before any sale.

Selling vs Short Sale vs Deed in Lieu vs Loan Modification
All four can stop a foreclosure. Here is how they compare.

| Speed | Days | 2 to 6 months | Weeks to months | Weeks to months |
| Your equity | You keep it | Usually none | You give it up | You keep it |
| Credit | No foreclosure on record | Settled for less | Still negative | Can help |
| Keep the house? | No, you pick the move date | No | No | Yes, if approved |

How Fast We Can Close Before Your Sale Date
Four steps, often in days. See how our cash buying process works.

Call or Send the Form
Tell us your sale date. We call back the same day.

Offer in 24 Hours
A fair cash offer in writing, no obligation.

We Open Title
Title and payoff letter ordered within 24 hours.

Close Before the Sale
As little as 3 days. The loan is paid off at closing.
What We Need From You
- Latest mortgage statement
- Foreclosure notice with the sale date
- Lender or trustee contact
- OK to request your payoff letter
Working With Your Lender and Trustee on the Payoff
Our title company gets the exact payoff, sends your lender the signed contract and confirms the closing date. At settlement the loan is paid in full and the foreclosure ends.
What Happens to Your Equity
At auction, fees pile up and the price is set to repay the lender, not you.
Selling first lets you control the price and keep what is left.
Liens, Back Taxes and Second Mortgages
- Second mortgages and HELOCs paid at closing
- Tax liens and HOA dues cleared from proceeds
- Repairs needed? We also sell a house that needs repairs
Your Equity in a Cash Sale vs at Auction
Example: a $380,000 house with $250,000 owed.
| Cash sale | Auction | |
|---|---|---|
| Sale price | $320,000 | $275,000 |
| Loan payoff | $250,000 | $250,000 |
| Foreclosure costs | $3,000 | $12,000 |
| Left for you | $67,000 | About $13,000, if claimed |

Straight answers to what homeowners ask us most.
How late can I sell my house before foreclosure?
You can sell up until the moment the foreclosure sale happens. Once the trustee or court sale is complete, the house is no longer yours to sell. In practice we need a few days to order title and get a payoff letter, so the sooner you call, the more room we have. When a sale date is close, we can close in as little as 3 days.
Will selling stop the foreclosure?
Yes, a completed sale stops the foreclosure because the loan is paid off in full at closing. The title company sends your lender the exact payoff amount, including missed payments, late fees and foreclosure costs. Once the lender is paid, the foreclosure is cancelled. Until closing, the foreclosure keeps moving, which is why we plan every closing to land before your sale date.
Can I sell if I owe more than the house is worth?
Yes, but it usually needs the lender's approval as a short sale. If the price won't cover everything you owe, the lender has to agree to accept less, and that can take weeks or months. We will tell you honestly whether a cash sale works for your numbers. If it doesn't, we will point you to a free HUD-approved counselor who can explain your other options.
Does selling before foreclosure protect my credit?
Selling before the sale usually does less damage to your credit than a completed foreclosure. Payments you have already missed stay on your report, but a foreclosure entry is avoided because the loan is paid in full. A paid-off mortgage looks very different to future lenders than a foreclosure. How long the late payments affect your score depends on your full credit history.
Do I keep my equity?
Yes, any money left after your mortgage, missed payments and liens are paid off is yours. That is the main reason to sell before the auction, where prices are often lower and extra foreclosure costs are added to your debt. Because we pay standard closing costs and charge no commission, our offer is generally what goes toward your payoff and your equity.
Can you buy if I'm also behind on taxes or HOA dues?
Yes, we buy houses with unpaid property taxes, HOA dues and other liens. They are paid from the sale proceeds at closing, so you don't need to catch up first. The title company finds every lien on the property and gets exact payoff amounts. You see the full breakdown on the settlement statement before you sign, so there are no surprises at closing.
What do you need from me to start?
All we need to start is a phone call or the form on this page. After that, the most helpful items are your latest mortgage statement, any foreclosure notice showing the sale date, and your lender's contact details. With your permission, our title company requests the payoff letter directly. You don't need to clean, repair or empty the house before we make an offer.
Can I sell if I've already filed bankruptcy?
Yes, but you will usually need permission from the bankruptcy court or trustee. Filing pauses the foreclosure through the automatic stay, and the house becomes part of the bankruptcy estate. Your attorney files a motion to sell with our signed contract attached, and we close once the court approves. Read our page on selling a house during bankruptcy for details.

I would like to say how incredible it was working with Ed, and his team. Warm, friendly, giving, patient, understanding beyond words. Ed had to work with my 80 year old sister with Bi-Polar disorder. To sell her house in Mount Ranier, Md. He was amazing working with her. I spent many days on the phone with Ed, and Angela talking me through the process, they were reassuring, and answered every question or concern I had with both compassion and care! The entire process was smooth and quick, only because of their expertise, and knowledge. I cant even describe in words how easy and smooth they made it. I met Ed through my niece. She highly recommended Ed since he bought three different properties from her on her in-law side. I now Highly recommend Ed to anyone looking to sell their property. If you want, smooth, friendly, professional...Please get Ed Rooney! He is now an incredible friend, Ed is absolutley someone you want in your corner, and as a friend!! I'am forever grateful for what Ed did for me. This is now our second time working together, Ed purchased my other sisters house in College Park, Md. I will get Ed a 1000 times if I could. I know for certain we will work together again. Thank You Ed, Angela, and the amazing team. Thelma NaultyPosted on Google![]()

I had a great experience with Quick Homebuyers! I needed to sell my mother's home due to her passing. Ed made the process smooth and easy. Ed was the first one onsite to meet with me at the home and was easy to talk to. I explained my problem and he solved it! He and his team followed up as often as possible and kept me informed during the process. I really felt that I was important to him in solving my problem, not just to buy the home. I recommend QHB,I to anyone facing the same situation. Thank you!Posted on Google![]()

I recently had the pleasure of having Mr. Rooney sell my grandmotherโs home that was in probate for over four years. I owed a significant amount of money in back taxes, he paid the taxes and I was still left with a reasonable amount of money. Mr. Rooney and Angela Kim are responsible, professional and very accommodating. They worked very quickly to get the sale done in less than thirty days. I highly recommend Quick Homebuyers, they are the BEST!Posted on Google![]()

I recently sold my home and relocated. I was referred by a friend and was extremely satisfied with the process. Ed and his team are very efficient. I never felt pressured to do anything. The notary came to me, and I literally left my house twice to do something in regards to the process. They did everything they said they would and more. I would definitely recommend them to anyone. Thank you Ed and Angela!Posted on Google![]()

I called several companies to sell my late motherโs estate property and Quick Homebuyers was by far the most communicative. They competed again four other offers I received, and while I was negotiating with the other companies, I kept having to leave voicemails and almost never reached the owners. Two of those companies had answering services where I would have to leave a message with them, only to receive a delayed call back. I choose Quick Homebuyers because not only did they offer the best price and terms, but I felt more comfortable working with them. They gave me a fair cash offer range the same day I called and after they saw the property, actually offered me over than the higher number in their initial offer. They closed in a week as promised and let the tenant stay in the property for free after settlement while they helped her find her next home. That was their biggest selling point because I did not have to wait until she left to sell. They also paid for movers to move everything to her next home, which I thought was very admirable because I did not even find out until after the fact. Whenever I called for Ed or Angela, they were always available and never let my calls go to voicemail. One night I called around 11pm to leave a voicemail for Ed to call me in the morning, and to my surprise he actually answered. Every time I sent an email, I got response within 10 minutes. Their team was super easy to work with and Iโm very pleased with their quality of service. The process was incredibly stressful until they entered the picture and supported me throughout the entire process. Highly, highly recommend. He is the best!Posted on Google![]()

When I first contacted Quick Homebuyers, I was overwhelmed and under pressure. From our very first conversation, they took a huge weight off my shoulders. Every promise they made, they kept. They closed quickly, handled every detail of the sale, and truly went above and beyond what I ever expected from a home-buying company. They showed an incredible level of compassion that Iโll never forget. I was behind on my car payment, had a repair bill, needed a security deposit for a new apartment, and I had a once-in-a-lifetime trip planned with friends that I was about to cancel. Quick Homebuyers stepped in and covered all of it and even paid for my flightโsaying these would all be reimbursed at closing. But when the payoffs came in, I found out I actually had to bring thousands of dollars to the table just to sell the house. Instead of backing out, they told me not to worryโthey covered everything they had fronted for me, and they even paid the amount I owed at closing, just so I could walk away free and clear. On top of all that, they paid for movers to come in and assist in packing up my belongings, and move everything to my new apartment. I am so incredibly grateful that I made the decision to reach out to Quick Homebuyers. They are not just ethical and professionalโthey are compassionate, and they truly care about the people they help. I would recommend them without hesitation to anyone who is looking to sell their home, they truly do solve problems.Posted on Google![]()

I had to sell my father's house after he passed. Many buyers reached out wanting to purchase it. When Ed and his team contacted me he was more concerned that I did not get taken advantage of. He talked me through the process of how this will work and gave me valuable information making me feel at ease. I don't live in the same area as my father so moving all his things was going to be a huge under taking.Ed packed, shipped all of the things in the house that I wanted at no cost to me. He had a moving compay come pack all my belongings and ship everything to Georgia for free..The locks on the house had to be changed to get access to the house Ed paid to have new locks installed and did not charge me. They also deposed of everything in the house that I did not want for free! That saved me hundreds of dollars We settled on a price and closed quickly. Thanks Ed your a man of you word.I would recommend. quick homebuyer to anyone that has a home to sell.Posted on Google![]()

We never thought we would be drawn into needing help. Ed and his team showed us how easy this adventure would actually be. He visited in person on the very first visit and his team was here. The curtesy and professionalism to the follow ups after, they definitely know their business. I would recommend Ed Rooney and Quick Homebuyers with no hesitation, and they really do "solve problems".
